Am I required to make my property available to Section 8?
The choice of whether or not to participate in the Section
8 program is optional, not mandatory.

Yes I am a licensed real estate broker in the State of California.
Can I reach you after hours?
I monitor my email after hours.
Can you put the money directly into my account?
Money can be deposited electronically via echeck directly into your bank.
Do I get to see the lease or sign it?
If you are using only our tenant placement service you will be signing the
lease as the landlord. Management clients will receive a copy of the lease
after all parties have signed but owners will not be signing the lease.
Do you sell real estate too?
Yes we can represent our owners for sales and purchases as well as property management.
How and when do I get my checks?
Your distribution will be mid to late month, after tenants’ rent checks have cleared.
How is rent collection handled?
Tenants can mail or drop off rent checks or pay on line.
How long of a lease do you sign?
Minimum 12 mos.
How much security deposit do you charge the tenant?
Usually slightly more than a month’s rent and occasionally up to 2 month’s
rent, the legal limit in California for an unfurnished unit.
How soon can you start managing my property?
As soon as we have the signed management agreement in hand and
any necessary funds.
What type of properties do you manage?
Single family homes, individual condos and small apartment buildings
(less than 16 units).
What type of reports do I get and how often?
You will receive monthly statements showing income and expenses and a year
end statement that you can turn over to your tax preparer.
Who holds the tenant security deposit?
For single family homes and individual condos Designation Property Management will
hold the security deposit. Owners of multi family properties may opt to hold the deposits.
